The Process

1. Consultation

We’ll start by talking about your requirements and what you are looking to achieve. We will explain the process and discuss timescales, budgets and fees. See our guide on 10 Things To Consider For Your Project

2. Fee Proposal

We’ll send you a detailed fee proposal and written agreement outlining our services

3. Preparation and Project Brief

A project brief is formulated. Measured surveys will be carried out. If a quantity surveyor isn’t appointed, we can prepare basic outline costs.

4. Concept Design

Initial design proposals will be prepared and presented at design meetings. A variety of formats may be used including sketches, CAD plan, 3D visuals and models. Costs will be reviewed and the preferred options decided upon.

5. Planning

The design, drawings, cost and programme will be developed further. A planning submission is put together and submitted at the end of this stage

6. Technical Design

Detailed technical drawings, written specification and a schedule of works are prepared. Builders will use these to provide quotes and build the project. The building regulations application is made at the end of this stage.

7. Construction

We can help find a builder and advise on an appropriate building contract to use and also administer it. Site visits are carried out to check on the progress and quality of the work.

8. Handover

We’ll ensure outstanding defects have been rectified, the retention is paid and the final account issued.
